Steps to your new home

  • Complete the full payment within 30 days
  • Receive monthly updates with photos and visit the premises at any time
  • 9 months from signing, confirm your plot option 
  • 12 months from signing, take ownership and begin construction on your fully improved and permitted cliff side property!

What we are offering

Before we can transfer the title, we have to improve the land and register the individual plots of land with the government. This takes time and resources. Noonetime Development holds the land as an asset and the value of that asset increases with the improvement and the solaritization. You will be investing in the company that owns and will develop the property via a convertible note as a loan. 

Your choices at maturity

The convertible note locks in your choice of property and ensures your right to take ownership once the improvements have been made.

While we look forward to having you as a neighbor, we recognize situations may change, so we are providing options that make this investment very flexible and attractive. At maturity you may:

  • get 115% of your investment back
  • convert your note into the property you originally selected
  • continue your relationship with us and begin construction on your new home

For love or money

Any path you choose will provide financial upside:

  • the note returns 15%
  • property values for improved land as well as houses, have increased over 33% annually, so you can take ownership and immediately flip for a profit
  • work with us to build a home. With construction costs of about $150/ft2, we can complete a home and realize a 100% profit on your investment * (on a 2000 ft2 home, with land cost, and anticipated appreciation, $450K cost gets you a $900K property upon completion)
